Estate Cleanouts done properly

Clearing a parent’s house is not the same job as hauling off a broken couch, and we don’t treat it like one. We sort as we go, set aside anything that looks like it matters, and work to whatever deadline you’re facing — a closing date, an estate settlement, or a landlord’s schedule.

Nobody does this for a happy reason

Estate cleanouts usually come with a death, a move into care, a divorce, or a foreclosure. By the time someone calls us they are often exhausted, dealing with siblings who disagree, and working to a date set by an attorney or a realtor rather than by them.

We are not going to pretend that is a normal removal job. The crew is briefed to work quietly, to ask before anything questionable goes in the truck, and to stay out of your way while you deal with the parts only you can deal with — or to get on with it while you are not there at all, if that is easier. Plenty of families are several states away.

What we set aside, not what we toss

The thing people fear most is that something irreplaceable ends up in a landfill. Photographs in a shoebox at the back of a closet. Discharge papers. Jewelry in a coat pocket. A deed folded into a book.

So we sort by hand as we clear, and anything that reads as personal, financial or valuable gets put to one side for you rather than loaded. If we are unsure, we ask — in person, or by phone or text if you are not on site. That is slower than backing a truck up to the door and filling it, and it is the whole reason to call us rather than order a roll-off dumpster.

Whole property, not just the house

A full cleanout rarely stops at the back door. There is usually a garage that has not been emptied in thirty years, a shed with a rotten floor, a barn, an attic nobody has been up to, and a basement holding the furniture from two previous households.

We take all of it in one engagement — including taking down the shed or the deck if the property needs it before sale — because coordinating a hauler, a demolition contractor and a cleaner separately is not something a grieving executor should have to project-manage.

Working to your date

Realtors and executors are usually working backwards from a fixed date: a closing, a probate deadline, an auction, a new lease. Tell us the date and we will tell you honestly whether we can hit it before you book, rather than after.

For larger properties we can bring the box truck and the dump trailer to the same address so a whole-house clearance is not staged across a week of return visits.

How we price estate cleanouts

By the space it takes in the truck — the same way we price every job. You get the number before we start, and you pay when we’re finished.

    A few bulky items or a small pile.

    A single room’s worth of household items.

Our $125 minimum is a starting charge for a small, standard pickup — not a single-item price. Some individual items, like pianos, large sectionals or extremely heavy pieces, are quoted separately because of their size, weight, labor or disposal requirements.

What changes the price, and what’s included

10% off for veterans and seniors, and curbside pickups may qualify for less.

Questions we get asked

How long does a whole-house cleanout take?

Most take a day. A large property with a full basement, a packed garage and outbuildings can run to two. We will give you a realistic figure after we have seen photos or walked it — not an optimistic one that collapses on the day.

Can you work around a probate or closing date?

That is the normal case for this work, so yes. Tell us the date when you first call. If we cannot hit it we will say so up front rather than taking the booking and letting you find out later.

We only want part of the house cleared. Is that a problem?

No. Plenty of jobs are one room, a garage, or everything except what the family is keeping. Mark what stays, walk it with us at the start, or send photos with notes if you cannot be there — we will work around it.

Can you handle a hoarding situation?

Yes, including the ones other companies decline. If there is an infestation, animal waste or needles involved, tell us in advance so the crew brings the right protective gear — it changes the job, but it does not stop us taking it.

Do you donate what is still usable?

Where we can. Usable furniture and household goods are donated, resold or recycled rather than sent to landfill, but we cannot promise every usable item will be donated. If the family wants things to go to a particular charity, arrange it with them ahead of time and we will deliver there for a small additional fee.

Can you take the shed and the deck down too?

Yes. Sheds, decks, fences and hot tubs come apart and get hauled in the same engagement, which matters when a property has to be cleared before a sale.
